We will meet with you to fully understand your ownership objectives. Realizing your long-term objectives will become our primary focus and will determine how your property is managed on a day-to-day basis.


We charge a flat rate for management. There are no hidden or surprise costs. CYPM has no internal profit centers, such as painting, cleaning, or maintenance departments, nor do we own any subsidiaries to which we sub-contract work. Late fees, tenant charges, and application fees all belong to you, not to your management company.

Your approved plan will be implemented using professionally trained and educated staff and licensed, bonded, reputable, and reliable vendors.


Our industry-specific software provides tenants and applicants with a portal to apply for an apartment, pay rent, and submit work orders online. As soon as an apartment is on notice, we can instantly advertise on many online websites.


All employees are employees of C Y Property Management, Inc. We are responsible for hiring, supervising, training, and discharging all site personnel. Residents are provided with 24-hour emergency contact information. All tenant communications are managed by competent, trained employees.

We make owning rental property easy. The successful management of your investment is clearly detailed in our individualized procedures for your property. The following are provided for each owner:

 

  • Initial and annual total property and unit-by-unit inspections detailing the current condition of the property, amenities, and condition of each apartment.

 

  • A summary of the inspection with estimates and bid prices for proposed upgrades, repairs, or additions.

 

  • Proposed annual budget and cash flow projections with recommendations for improvements, upgrades, and/or repairs.

 

  • Monthly financial and progress reports of adherence or necessary modifications to an annual plan.

 

  • Regular and ongoing communications to keep you abreast of all significant aspects of your property, without overloading you with details.

  • About Me

    Claudia has managed real estate holdings for property owners, developers and investors since 1983. She is a Real Estate Broker and has held a designation as Certified Property Manager (CPM®) since 1995. She is a founding member and Past President of the North Valley Property Owners’ Association (NVPOA), and is a frequent instructor for the City of Chico and NVPOA on Landlord Tenant Issues, Best Practices and Fair Housing. She has experience in the development, lease-up and ongoing management of over 2500 units while working as Vice President of Residential Property Management for a local development company.


    Claudia started C Y Property Management, a full service, fee management company specializing in apartment communities, commercial real estate, as well as senior and student housing, on May 1, 2007. The company currently manages over a dozen communities and has 20+ employees.

    Nick received his Bachelor’s Degree from California State University, Chico , his Broker’s License from the California Bureau of Real Estate and is a Certified Property Manager (CPM®) through the Institute of Real Estate Management. He has been actively involved in real estate management since 2004, including on-site management of a student community in Chico, CA. Nick is responsible for the financial management of C Y Property Management, including a successful transition to new property management specific software that integrates all aspects of financial management with the leasing activities. Nick brings an innovative approach to the business blending technology with an expert understanding of exceptional property management systems. Nick works with property owners to develop annual budgets that align with the owner’s long term or short term goals for their investment properties.
