Increasing the Value of Rental Property through Improvements and Increased Profitability. We will meet with you to fully understand your ownership objectives. Realizing your long-term objectives will become our primary focus and will determine how your property is managed on a day to day basis.

We charge a flat rate for management. There are no hidden or surprise costs. CYPM has no internal profit centers, such as painting, cleaning or maintenance departments, nor do we own any subsidiaries to which we sub-contract work. Late fees, tenant charges, application fees all belong to you, not to your management company.

We believe that properly managing rental property requires a two-pronged approach: Exceptional Operations Management and Comprehensive Asset Management.

Your approved plan will be implemented using professionally trained and educated staff and licensed, bonded, reputable and reliable vendors.

Our industry specific software provides tenants and applicants with a portal to apply for an apartment, pay rent and submit work orders all online. As soon as an apartment is on notice, we can instantly advertise to many online websites.

All employees are employees of C Y Property Management, Inc. We are responsible for hiring, supervising, training and discharging all site personnel. Residents are provided with 24- hour emergency contact information. All tenant communications are managed by competent, trained employees.

We make owning rental property easy. The successful management of your investment is clearly detailed in our individualized procedures for your property. The following are provided for each owner:

  • Initial and annual total property and unit by unit inspections detailing the current condition of the property, amenities and condition of each apartment.
  • A summary of the inspection with estimates and bid prices for proposed upgrades, repairs or additions.
  • Proposed annual budget and cash flow projections with recommendations for improvements, upgrades and/or repairs.
  • Monthly financial and progress reports of adherence or necessary modifications to annual plan.
  • Regular and ongoing communications to keep you abreast of all significant aspects of your property, without overloading you with details.
